\*\*Great bonus opportunities in addition to salary\*\* Searching for an Area Property Manager to oversee two Manufactured Home Communities close to each other in Shawnee and Tecumseh, OK for an industry leader in property management and the manufactured housing industry.

We are currently looking an experienced Property Manager (Community Manager) to oversee operations of two all-age "family" manufactured home communities.
We are looking for someone who is interested in joining our growing company and learning the skills necessary to eventually become a Territory or Regional Manager.
_Job Purpose:_ Our Community Manager is responsible for the following and eligible to earn monthly collection and sales bonuses: * Increasing the occupancy of the property by selling and leasing community owned homes * Collection and deposit of lot rent.
Our goal is to always collect 100% of all billed charges (rents) * Managing the maintenance staff to refurbish homes and maintain excellent property curb appeal * Minimize operating costs by negotiating services and forming positive relationships with important vendors (plumbers, electricians, etc.
) _To achieve this, the Community Manager is tasked with:_ * Advertising on Marketplace, Zillow, Craigslist to fill vacant homes/sites * Collecting daily from past due tenant accounts * Creating daily/weekly maintenance projects and coordinating the procurement of needed materials * Issuing lot violation notices weekly to tenants Key Community Manager Duties: * Manage the signing of property lease agreements and the collection of security deposits * Collect monthly lot rents and maintain accurate records of payments and rental activity using Rent Manager software * Advertise vacant homes to attract new tenants; obtain referrals from current tenants; explain the advantages of location and services; showing available units * Meet with prospective tenants to show properties, conduct interviews, receive rental applications and explain terms of occupancy.
* Processes applications and work with the corporate office on credit / background checks.
* Communicate with tenants regarding property-related issues.
* Coordinate with tenants and third parties to address maintenance and facility needs.
* Coordinate and schedule maintenance tasks * Coordinate with outside vendors to arrange for trash removal, maintenance, landscaping, and other services.
* Investigate and help to resolve complaints, disturbances and violations.
* Comply with all anti-discrimination laws with regard to housing, renting, employment, and advertising.
Work Hours & Benefits - 40-hour standard work week, Monday - Friday 9am - 5pm.
(Some night and weekend appointments needed for sales) Community Manager Qualifications/Skills: * Excellent communication and interpersonal skills * Detail oriented and highly organized * Strong customer service skills * Skilled in time management and the ability to prioritize tasks * Excellent critical thinking and problem-solving skills * Solid understanding of anti-discrimination housing laws Education, Experience, and Licensing Requirements: * High school diploma or equivalent * Previous (2) years experience in property management, real estate, or office administration * Be willing to submit to a background investigation We are looking to interview and hire immediately.
