JOB DESCRIPTION: White Hawk is seeking a Title Researcher to report to, and work directly with, the project management team.
This team member will be responsible for title research and other associated tasks while meeting production deadlines.
The overall purpose of the role will be to provide accurate and reliable title research, assist in maintaining project spreadsheets, and create title reports needed for Right-of-Way Mapping and Acquisition and Design Survey projects for the Oklahoma Department of Transportation.
ARE YOUR PASSIONS TO: * Provide data entry and title report preparation and composition * Determine current ownership of affected properties and accurately plot legal descriptions of tracts of land required for ODOT projects * Identify any title defects and reports these to project Supervisor * Obtain and review title information and check accuracy of legal descriptions * Plot metes and bounds legal descriptions to determine the effect of a given legal instrument * Review project plans, sketches and/or GIS sketches for data accuracy and interpret easement rights needed for the project * Complete various components of easements, letters, etc.
based on project needs * May occasionally contact purported landowners to investigate discrepancies in title and document such contact CAN YOU BE A TOTEM ON THE WHITE HAWK TEAM: * Detailed knowledge of researching online courthouse records.
* Knowledge and experience with legal instruments and their function * Analysis of title data * Interpret deeds, easements, leases, court cases, probates, and any other document impacting property ownership * Ability to read and analyze engineering drawings and right-of-way pans * Ability to work with minimal supervision * Ability to communicate professionally with all levels of management and clients (in writing and verbally) * Ability to plot metes and bounds descriptions of property and read a variety of maps, electronic, and paper * Experience with easements and right-of-way documents * Ability to meet specific deadlines, daily and weekly, based on current internal and client needs * Ability to work with minimal supervision Established in 2010 with the mindset that we can do it better together, White Hawk offers a competitive benefit and compensation package with opportunities for advancement.
